ARE MY PROPERTY TAXES HIGHER THAN THEY SHOULD BE? The first step is to determine whether your tax assessment is higher than it should be. Your assessed value can be found on your tax bill. If you don’t have a copy of your tax bill, send me an email to kathyrealtor@verizon.net with your home address and I will send you your assessment.
Common Level Ratio- The rate being used in 2010 changed to 10.9% effective 7/1/10. If you take your assessed value and divide it by .109, you’ll get what the County believes your home is worth.
Comparable Sales- If your assessment is too high, I can help provide you with 3 comparable homes that have sold in the last year. I prefer that you help choose them, since you are familar with your home.
Filing The Appeal- The form is a simple one page Residential Tax Appeal Form. Click here to view . You simply fill out the form and include the 3 comparable sales, along with a check for $25. The Board of Assessment will notify you by mail.
